Why .property costs three times the plural .properties

Start with the bill, because on .property the bill is the story. It is one of the dearest extensions on this site: roughly eleven times a .co.uk, and about three times .properties, which sits in the same root zone doing a similar job. Nothing technical separates them. Resolution, DNSSEC and record types are identical. The gap is what the registry has decided the singular word is worth, and you pay it again every year for as long as the business exists.

The word does earn some of that back. .properties reads as a schedule of stock. .property reads as the subject itself, which fits a development company, an investment vehicle or a portfolio holder rather better than it fits a high street agency chasing local instructions.

The ownership history is worth knowing before committing a decade of renewals. IANA delegated .property on 15 August 2014 to Uniregistry, Corp. It passed to Internet Naming Co. on 16 November 2022, then to Digital Property Infrastructure Limited, a British Virgin Islands company, on 1 November 2023, with Tucows as the technical operator behind it. The ICANN agreement was signed on 22 May 2014 and is Base and Non-Sponsored, so nobody vets who registers. No licence, no company number, no evidence you own a square foot of anything.

Two registry transfers in a decade broke nothing for existing holders, and transfers are normal, ICANN-supervised events. Worth noting anyway: there is no dedicated .property information site. nic.property resolves to the manager's corporate pages. If you were hoping the registry would help you sell the choice internally, it publishes nothing to help you.

.property works well if

  • You hold, develop or invest in property rather than list other people's, so an address naming the subject fits better than one implying a schedule of stock.
  • Your firm name is common enough that the .co.uk is long, hyphenated or gone, and one clean word in front of .property beats three words in front of anything.
  • You want an address that survives a change of direction, because the word covers development, investment, management and sales without leaning towards any of them.
  • Your average transaction is large enough that the annual renewal is a rounding error rather than a line item you argue about.

Look elsewhere if

  • You are a branch agency taking instructions from one town. Google uses most country-code extensions to geotarget; a .co.uk says British, and this one says nothing at all.
  • It costs around three times .properties every year, and the plural is a live extension run by a different company doing much the same work.
  • People add and drop the s without thinking. Because .properties exists and belongs to someone else, a mistyped address can land on a stranger instead of failing.

This looks like a spelling decision and is not. .property was delegated on 15 August 2014 and has changed registry operator twice since. .properties entered the root zone on 30 January 2014 and has sat with Binky Moon since a bulk transfer in March 2018. Two companies, two price lists, no shared ownership and no shared registration.

.properties sets up a list. A visitor expects available units and gets them. .property sets up the subject, which suits a developer, a fund or a family office that never publishes a schedule at all and would look odd promising one.

Money settles most of these. If the singular is not doing something the plural cannot, take the plural and put the difference into photography, which will sell more units than either address.

There is no licence check, no company number check and no requirement to own or manage anything. Separately, and regardless of your domain, property agents in the UK carry their own regulatory obligations, and those belong in your footer alongside the company number rather than in the address bar.

Registry transfers run through an ICANN approval process and existing registrations carry over untouched, so nothing broke for holders. It is still worth knowing when you are choosing an address you intend to print on hoardings.

For most UK agents, no. Google uses most country-code extensions to geotarget, so a .co.uk tells it your site is aimed at Britain while .property tells it nothing about geography at all. Estate agency searches are relentlessly local, and the ranking work sits with your Google Business Profile, branch pages and area coverage rather than the extension. Where .property earns its keep is developers and investors selling to a national or international buyer.
